There are a lot of decisions to make when you are thinking about having a home built. Do I want a contemporary or a Mediterranean house plan? How many bedrooms and bathrooms? How much square footage? Since there are so many exciting – yet tedious – decisions to be made, it can be difficult to know where to start.
The biggest step, of course, is setting a budget and choosing a location. After that, you need to decide on a house plan. Because you probably have certain things in mind that you would like your new house to have – whether it is a big, inviting window or a Jacuzzi tub – you might have a hard time deciding whether to opt for a pre-drawn house plan or a custom home plan.
Buying a pre-drawn house plan, for some people, can seem a little anxiety-inducing, but it should not be. In fact, they have many advantages over custom drawn home plans.
Perhaps the biggest advantage of a pre-drawn house plan is the fact that you can take a “tour” of the house before it is built to make sure that you like it. Many pre-drawn home plans may have virtual tours or color photography to assist you in selecting the right home. You can see the way the house is laid out and decide if you would like to purchase the plan. With a custom-drawn house plan, there is nothing to look at until it has already been drawn – and by that point, you have already committed.
Because the plans are at-the-ready, your dream home could find you rather than the other way around. You can look through all different types of houses, from quaint Cottage layouts to Mediterranean-style house plans or perhaps take a liking to something that you never knew existed. In the end, when you get to see something before locking it down, you will feel more secure in your decision.
Needless to say, the process of drawing up a house plan, especially one that has to meet your standards, is a time-consuming one. In fact, it can take up to ten times longer for the plans to get into your hands. Buying a house plan that has already been drawn means that you can get to the fun part sooner rather than later: the building! If you are eager to relocate quickly or sell your current house while still getting the new home of your dreams, this is much more ideal.
You can purchase a pre-drawn house plan and have it modified to better suit your lifestyle and still have it be significantly less expensive than having a house plan custom-drawn. Custom house plans can end up costing up to 10% of the total construction cost.
A lot of people do not realize what they are getting themselves into when having a blueprint drawn from scratch, but on top of being time consuming and expensive, it can also be stressful. You will have to endure many hours in consultations to ensure that you are happy with what you are getting.
Some buyers seem to think that if they buy a pre-drawn house plan, they will be living in a carbon-copy home. In truth, there are thousands of pre-drawn plans available and they can all be modified. When buying a pre-drawn home plan, you will live in a unique house that meets all your expectations in a fraction of the time and for a fraction of the cost of having one drawn up from scratch.
