Find out what we include in a set of house plans.
Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.
This cozy Classic Country-style home, the Channing employs gentle slump arches and a copper-topped porch to create an appealing front fa̤ade. State-of-the-art amenities reside blissfully together with a spirit of artisanship in this rural Channing French country home plan. It is announced by a wrapping portico, a shingled gable and copper-seam roofs. Inspired spaces flex from private to public, formal to comfortable, well-defined to wide open. The Channing has pocket doors that conceal a richly accoutered and entirely comfortable study, enhanced with a beamed ceiling and a bay window. Columns and arches articulate the formal dining room. This allows the space to mingle with interior vistas granted by the great room. This is a shoes-are-optional place that's right for planned events too. An angled master wing of the Channing plan offers an art niche, a tray ceiling and French doors that lead to a terrace with an outdoor grille. Just off the master bedroom of the Channing is the large walk in closet. The master bathroom has a corner walk in shower and an oval soaking tub. There are two separate vanities. Each has its own sink. There is a private water closet.
Unique to the Channing plan are a rear stair hall with a mudroom, a windowed culinary pantry and an upper-level computer loft with a view of the great room. Split bedrooms bookend formal and casual living areas that are defined by columns and ceiling details. A rear porch opens the views and extends the living areas along the back of the home. French doors expand the nook, great room and master suite to the veranda. Upstairs, a versatile computer loft connects three guest bedrooms. The floor plan has 3304 square feet of living area, and it has four bedrooms and three and 1/2 bathrooms. The foundation is a slab/stem wall.
