All Plans Need Engineering

Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.

House Plan Description

The Riverside house plan lives so much larger than its small size. Its incredible curb appeal will stand out in any neighborhood. Varied rooflines add drama and flair to the front elevation. This contemporary, modern design features cast stone details and banding. The cast stone flanks the front left wall and wraps around the garage. A metal roof keeps the look fresh and clean. Large windows bring in an abundance of natural light.

The open, modern feels continues inside the home. Wide open spaces and stepped ceilings also contribute to the house feeling bigger. Multiple French doors and windows bring in the sunshine and enhance the view. The great room is complete with a fireplace and built-ins on both sides. The kitchen and nook are open with a center island and walk-in pantry.

Off of the foyer is a formal dining room and study with pocket doors and built-ins. On the right side of the home, two guest bedrooms with a Jack-and-Jill bathroom can be found, as well as a powder bath, linen closet, and utility room. Off of the utility room is the home’s two-car garage with a large storage closet.

The right side of the Riverside floor plan is the master suite. The master foyer leads to his and her walk-in closets, a master bedroom complete with a sitting room, and a master bath with a dual vanity, separate water closet, walk-in shower and soaking tub.

The master suite, great room, nook and guest bedroom 2 all have access to the verandah via French doors. The verandah extends the home’s living space with a built-in grille and outdoor fireplace.
