Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.
The Birchwood is a small West-Indies design under 2300 living square feet. Its exterior design is simple, but stunning. Its columned front entry makes a grand statement. Little details like banding, corbels, and beautiful windows heighten the curb appeal. A standing seam metal roof tops it all off.
Inside, the Birchwood is like no other. A central great room is the focal point of the home. It features a beautiful fireplace and built-in shelves on each side. Open to the kitchen, dining room and breakfast nook, the great room is ideal for relaxing with family and friends. Multiple French doors to the verandah makes entertaining a breeze. An outdoor fireplace and built-in grille makes the outdoor/indoor connection seamless.
While small in size, the Birchwood doesn’t lack any luxury. An ample study and dining room can be found right off the home’s foyer. The kitchen is complete with a large island and convenient walk-in pantry. Off the right side is an inconspicuous powder bath and a generous utility room that leads to the two-car garage. The garage provides a large storage closet.
With three bedrooms, this home is great for a small family or empty nesters. The two guest suites share a Jack-and-Jill bathroom. The master suite is on the left side of the home. It offers luxurious features such as his and her walk-in closets, a soaking tub, and a private sitting area.
