Find out what we include in a set of house plans.
Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.
If you require a versatile floor plan that needs to fit on a narrow lot, this is the house plan for you. At just a bit over thirty-nine feet wide, this multi-generational house design fits a lot into a little package. When you wrap all that up with classic exterior design elements, you have an expert choice for a new home.
On the first floor you have a study with an attached full bathroom. While this is a great feature for anyone working from home, it has other uses. With very little effort this room can be converted into an in-law suite. It offers privacy as well as convenience. This space can also be an exceptional guest suite for frequent overnight guests.
The large two car garage and the extra storage space in the mechanical room on the second floor are a welcome feature. The walk-in closets in the bedrooms on the second floor are great too. And let’s not forget the large linen closet on the second floor. Or the desirable walk-in pantry off the kitchen.
The curb appeal of this design will fit in anywhere, from a traditional neighborhood, to the country, and even in the mountains. The timeless and classic design evokes a southern plantation aesthetic. But calling it a country style or even a farmhouse style home wouldn’t be wrong.
