All Plans Need Engineering

Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.

Our Three Car Garage features three single garage doors and one side access door. It allows light in through two windows on the left side. The upstairs features a spacious garage apartment. Three dormers enhance the appearance of the front elevation. It also adds more space and light into the apartment.

A window in the stairwell adds even more natural light. Under the stairs, a convenient storage closet is hidden. Our Three Car Garage has 905 square feet on the first level and 493 living square feet in the bonus room. The bonus room can be used for anything your imagination can create. It is perfect for a private and separate guest room. Maybe you would like a home gym or a craft room. If you work out of your home, it would make a perfect home office. It is also the perfect space for a game room.

The upstairs bonus room has an optional floor plan that is available. The space can be divided into a bedroom with a full bath and closet. The front half would be a living space with a kitchen. It is a small but functional apartment space. Perfect for long-term guests or adult children. The Three Car Garage apartment could also be rented out for additional income.

The Three Car Garage floor plan is available with a slab/stemwall foundation. It can be used with one our Sater Design homes that does not have an attached garage. Or, for the car lovers, it can be added for extra storage. For small options, please check out our Two Car Garage Plus with bonus space above or our one-story Two Car Garage with no bonus space. Of course, our plans can always be modified to suit your needs.
