All Plans Need Engineering

Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.

House Plan Description

This island basement home is an excellent example of open floor plan living. There is an enormous amount of common space and features in the great room, which can welcome the outdoors inside when the sliding glass doors are opened. The rear patio and outdoor kitchen with its built-in grill become part of the living space.

A common mistake designers make with open floor plan homes is not giving enough attention to the private spaces.
