All Plans Need Engineering

Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.

Photographed homes may have been modified from original plan.

A column-lined portico entry flanked with windows, brick facade and coordinating shutters present a thoroughly timeless exterior for this streetscape. This tidewater-influenced exterior with its steeply pitched roof and hipped dormers evokes emotions of nostalgia. An optional brick accented facade is also featured with the Summerton plan.

Upon entering the foyer of the Summerton home plan, the great room invites one in and gives the open concept feeling all the way through to the kitchen and dining room. The great room has a stepped ceiling and serves as the central living space for the home. The great room, dining room and master suite all access the covered veranda through a variety of glass doors.

The kitchen of the Summerton plan boasts the amenities that really count, like a center island. The spacious kitchen has plenty of counter space. A pass-through in the great room provides a convenient place for snacks. The kitchen is open to the dining room. There is also a direct path from the garage into the kitchen to get groceries where they need to go without traversing throughout the home.

The owners will delight in the master retreat, which is definitely designed for two. His-and-hers walk-in closets offer individual storage space while his-and-hers vanities located on opposite walls of the bath maximize bathroom counter space. The bath also boasts a corner glass shower and a garden view soaking tub.

Two secondary bedrooms share a hall bath on the opposite side of the home. The roomy bedrooms share a bathroom. This floor plan also features a sizable utility room. This small, luxury Southern Traditional house plan has three bedrooms and two bathrooms. The Summerton, a 1700 square foot home plan is available with a slab/monolithic foundation.
