The Pulau

The Pulau - Mediterranean style custom home

This model home, the Pulau, was designed originally for a luxury golf course community south of Shanghai, China. It was designed with three distinct elevation styles, each meant to impress. They were Italian, French and Tuscan styles. These highly detailed exteriors extend to all sides. The rear of the home is every bit as striking as the front.

The Pualu - three different exterior styles

This Great Room floor plan features many of today’s hottest trends. Its open layout allows for viewing across the main living areas of the home. These main areas include the Great Room, Dining and Kitchen. The home has no formal areas, but instead provides for an informal gathering area opposite the Kitchen. Its corner-less sliding glass doors overlook the Loggia with its see-thru outdoor fireplace and view beyond. The outdoor area is completed with an outdoor kitchen and rounded dining space.

The Master Suite is smartly located on the first level. It features a foyer entry, his and hers closets with an additional closet for linens, shoes or winter clothes, as well as a morning kitchen. All this is completed with a luxurious bath with his and her vanities and whirlpool tub.

The Pulau - second floor plan

The island kitchen is the center of all with commanding views thru-out the home and beyond. It features a "Wok Kitchen" or rather "Butler’s Pantry" in Western terms. Completing out the main floor is a two car garage, utility room and powder bath.

The two story Great Room with fireplace makes a great first impression for arriving guests and family. The second floor is accessed via the grand staircase with a wine cellar conveniently tucked underneath.

The second floor features a sitting loft that overlooks the Great Room as well as access to the outdoor balcony and sundeck. Two spacious Guest Suites are there as well. Each with private bath and one with direct access to sundeck and views beyond. The Study is accessed via a bridge, complete with a Juliette balcony to the Great Room below. The Study is entered by double doors, has a private viewing balcony as well as bath, allowing this to double as a fourth Suite if so desired.

Nice plan. I’d like to see the following: 1.Gathering room removed. 2. Rear facing rooms aligned along back wall to reduce foundation costs. 3. MB entry decluttered to provide more useful master closet area. 4. Smaller MB. We’ve been looking a couple of years for a plan. while we love the Sater plans, the foundation costs typically make us keep hunting for options. It’d be nice to some of your awesome designs in a more affordable series with no formal rooms.and lower construction costs. Cheers!
