At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a DVD and is shipped with your plan licensing information packet.

Ordering a Plan
A print license is conveyed to the purchaser as either a PDF file or a printed vellum. The PDF file cannot be modified and can only be printed. The vellum is erasable and allows for very minor changes and /or notes to be added. An electronic license allows for the client or the client’s consultants to make more elaborate modifications to plans (i.e.: widen a bedroom, add a fireplace, or add a window, etc.).
When you order a plan in PDF format we will email you one set of plans in PDF file format. We also ship a DVD with the PDF files on it. Along with the DVD we ship your license agreement and valuable materials from our corporate partners that will help you build your home. This format allows you to receive the plan the fastest, usually within the same business day (by email) and allows you to take it to your local blue print shop to print copies as needed. When you order a plan in Print Vellum format we ship one set of plans printed on Vellum paper. We also ship your license agreement forms, and valuable materials from our corporate partners that will help you build your home. Vellum paper is a special erasable paper. This type of paper makes small changes possible.
When you order a plan in electronic CAD format you get one set of plans saved as AutoCAD 2010 DWG files on a DVD. We ship you the DVD, your license agreement forms, and valuable materials from our corporate partners that will help you build your home. This format will allow you to take the AutoCAD files to your builder or local draftsman and they will be able to make changes to the plan. Our website is rapidly updated when we acquire new photography of plans. If you do not see photography for the plan on the website, we unfortunately do not yet have photography to share with you.

The reason the photographs don’t match the home plan exactly is because different people have different needs. So sometimes a plan may have been modified to better serve the owners. The home plan is the most accurate representation of what the final home will look like.
