I sent out a modification proposal to a customer the other day. He had sent us a request to find out how much it would cost to modify a plan that he was interested in.
A few minutes later I got a call from him. He wanted to know how it could possibly cost more to modify the plan than the cost of the plan itself.
The thing is, what people don’t understand is that many times, the requested modifications are quite extensive and involve more than you would expect. For instance, just to move an exterior wall out by a foot or two to enlarge a bedroom affects the foundation, floor plan, roof, elevations and more.
However the biggest thing to remember is that when buying a plan, or rather a license, there are no real labor costs. We are simply printing out or emailing you a copy of the plans. Stock plan costs are shared by all who may purchase it, but your modification is done solely for you. You alone bear the cost to make the changes. Keep in mind it costs us on average about $12-15k to develop a new plan, with larger ones costing much more. Our average fees for a custom home plan is somewhere in the range of $25-50k, depending on size of home. Hopefully this will help you to appreciate the value of a stock home plan.
We do have some options that are more common and standardized and therefore we have flat fees for those changes. A full reverse is $275.00, adding a basement is $650.00, etc. You can see the options available for each plan by visiting our website at SaterDesign.com and looking at the specific plan.
